Graymark Capital, a leader in institutional-grade commercial real estate across the Western U.S., partnered with Pacific Rim Mechanical to reimagine a 98,776-square-foot property in the heart of the Thousand Oaks biotech corridor. The goal was to transform an underutilized office site into a world-class research destination. Phase 1 delivered 40,000 square feet of premium lab space, collaborative work areas, and modern amenities—positioning Westlake Labs as a turnkey, ready-to-lease hub for life science tenants. 

Challenge

Integrating thirty-eight new mechanical units into an existing structure required precision planning and technical ingenuity. The building’s original infrastructure was not designed for research-grade systems, demanding close coordination among design, engineering, and construction teams. Every component—from HVAC to plumbing—had to achieve stringent environmental controls and adaptability for diverse lab users, without compromising performance or safety. 

Solution Delivered

Pacific Rim Mechanical provided early design-assist input and leveraged advanced BIM modeling to streamline system integration before construction began. This proactive approach resolved potential conflicts, optimized sequencing, and eliminated costly rework. Over 26,000 man-hours were dedicated to fabricating and installing robust mechanical and plumbing systems engineered for long-term reliability, energy efficiency, and flexibility to support future tenant configurations.
